PROFORMA & EXIT STRATEGY

  • Analyze initial investment proforma to determine if strategy is supported by current market conditions  

  • Identify preferred returns and distribution schedule  

  • Align Proforma with investment objectives driven by property / market conditions and projections

  • Develop initial operating budget for ramp of new ownership / management, identify initial capital contribution 

  • Analyze current operations; advise and implement strategies to align percentage of expenses to effective gross income with industry standard

  • Review recurring service agreements to determine where AGM vendor relations benefit operations

FACILITIES |    MAINTENANCE & REPAIRS

MAINTENANCE | REPAIRS

  • AGM | Phillips shall coordinate routine repairs and maintenance of the property  

  • Receive all service requests by tenants

  • AGM | Phillips shall solicit bids for service contracts 

  • AGM | Phillips shall schedule approved services in accordance to the budget

PROPERTY INSPECTIONS  

AGM | Phillips shall inspect the property monthly and submit a report including but may not be limited to: 

 

  • Photograph potential work orders 

  • Create a list of recommended work with estimated cost 

  • Work in accordance to the budget shall be performed

    • Work not in accordance to the budget will be submitted for approval

AFTER HOURS | EMERGENCY CALLS

  • After hours emergencies may be reported by calling the main line and routed to the on-call facilities representative

  • The Facilities Representative will contact the individual reporting the emergency to evaluate the nature of the emergency and contact the Property Manager (“Manager”) to provide recommended solution  

  • Property Manager shall proceed to authorize work in accordance with the scope of authority provided by the management agreement 

  • Owner shall provide Agent a call tree of individuals within ownership group to contact

At Owner's request AGM | Phillips shall create an investment media kit that may include but not be limited to:​

  • New photography and videography

  • 3D Floor plans 

  • Elevated property collateral (flyers, brochures, ect)

  • Virtual Touring

MULTIFAMILY TARGETED ADVERTISING

  • Targeted digital ad campaigns: geo, ppc, banner, google ad

  • Centralized and automated distribution to third party listing sites to support accuracy and consistency in advertising

  • Advertising campaign into Phillips internal network and tenant waitlist

MEDIA KIT & ADVERTISING FEES | Google AD, GEO, PPC, Banner

In the event ownership directs AGM | Phillips to develop digital advertising campaigns the fee will be cost plus 25% of the mutually agreed upon strategy and budget.
