Property Management & Leasing - Single Family Homes, Condominium Rentals and Small Apartments

Phillips Residential Group's expertise in the property management business and our vast knowledge of the rental market will prove beneficial in the leasing and management of your rental property.

Leasing and property management are offered as two separate services, which may be combined for single family homes, condominiums and small apartment buildings.

Leasing

  • Determine market rent level.
  • Make recommendations to increase marketability.
  • Market rental property for lease.
    • Show available property to prospective tenants.
    • Screen tenants; credit, criminal and sex offender check, and verification of landlord and employment references.
  • Negotiate lease terms.
FEE: One-half month's rent, with a minimum of $1,000.  Advertising and marketing expenses are billed separately.
          If Phillips also provides property management services to the unit for lease, the leasing fee is discounted.


Property Management

  • Collect and deposit rents.
  • Pay invoices from rental income.
  • Enforce terms and conditions of the lease agreement.
  • Coordinate repairs and maintenance.
  • Supervise turnover in tenancy; painting, carpet cleaning, locks changes, etc.
  • Provide a monthly financial statement and cash flow disbursement based upon income received and expenses incurred.
FEE: 10% of collected monthly rent with a minimum of $150.

We receive approximately 500 calls per month from prospective tenants looking for apartments, condominiums or single family homes and approximately 50,000 hits per month on this website.  Satisfied tenants, vendors and clients refer their friends, associates and family to Phillips for rental opportunities.

Rental Marketing
We off . We advertise our listings for rent on our website, as well as other websites that advertise rentals. We use “L post” signs whenever permitted, in order to capture drive-by prospects.

Determining Market Rent
Our vast inventory of apartments and thorough knowledge of the rental market will help ensure that your rental property is leased quickly at current market level.

Showing Rental Properties
We are available seven days a week, days and evenings, to show properties to prospective tenants.

Tenant Screening
We screen our tenants very thoroughly prior to accepting them as tenants. Screening includes credit, criminal, sex offender checks as well as employment and landlord references. 

Lease Negotiation
We prepare and execute all paperwork associated with the property to allow for a complete lease negotiation. Let us keep up with the state and federal housing regulations and city ordinances that shift as the requirements change each year, so you don't have to.

Complete Management
From after hours maintenance emergencies to neighbor disputes, Phillips Residential Group can handle all issues related to the property.  A check and financial statement representative of your cash flow are sent to you each month.  Communications with your property manager will be open and ongoing through verbal, written and emailed communications for a successful management relationship.  

Property Maintenance
Should your rental property need appliances, repairs or carpet cleaning, we have access to the most cost efficient contractors and service people due to our volume buying power and resulting discounts.

Financial Statements
We provide you with an accounting for the property in the form of a financial statement on a monthly basis.

Full Service Sales
If you choose at some point to sell your property, Phillips can provide full service sales, which is a benefit to you as we will be already familiar with the property's value, features and benefits through our earned management relationship.
