LEASING

FEE: One-half month's rent, with a minimum of $700.00.
(Advertising/ marketing expenses are charged back to the client.)
MANAGEMENT

Collect and deposit rents. |

Pay invoices out of rental income (maintenance fees, etc.). |

Enforce condominium rules and regulations (if applicable). |

Enforce terms and conditions of lease agreement. |

FEE: 10% of collected monthly rent with a minimum of $150.

Tenant referral service - We receive approximately 25 calls per day from prospective tenants looking for apartments, condominiums or single family homes and approximately 50,000 hits per month on our website.

Marketing - We place print ads in well-known newspapers and publications. We advertise our listings for rent on our website, as well as other websites that advertise rentals. We use “L post” signs whenever permitted, in order to capture drive by prospects.
- Determine market rent - Our vast inventory of apartments and thorough knowledge of the rental market will ensure that your rental property is leased quickly at current market level.
- Leasing Staff - We are available seven days a week, days and evenings, to show properties to prospective tenants.
- Screening - We screen our tenants very thoroughly prior to accepting them as tenants.
- Negotiating the lease - We prepare and execute all paperwork associated with the property.
- Management - We handle all issues pertaining to the property and send you a check each month.
- Maintenance - Should your rental property need appliance repairs or carpet cleaned, we have access to the most cost efficient contractors and service people due to our volume discount buying.
- Financial statement - We provide you with an accounting for the property on a monthly basis.
- Full service sales - If you choose at some point to sell your property, Phillips can provide full service sales, which is a benefit to you as we will be familiar with the property.Master insurance policy - If you choose to join our master policy, you may be able to save considerably on your insurance premium.
